The Rockville Centre real estate market has started out 2022 on a strong note, with year-on-year increases in median sales price and number of homes sold, and more than 40% of homes selling above list price. Year on year, the average number of days homes stayed on the market was up, as was the sale to list price percentage, along with the number of homes with price drops. Rockville Centre homes sold for a median price of $730,000 in January, an increase of 12.5% over the $649,000 from the same time a year ago, according to Redfin. Five years ago, the average median price was $595,000. Over the past year, the median price showed monthly fluctuations as high as $825,000 in July and as low as $455,400 in November 2021.

Among all the Rockville Centre homes that sold in January, the sale-to-list price of 99.4% represents an increase of .3% over 2021. That stat has hit or surpassed 100% only twice in the past five years, reaching 100% in August 2021 and 101.2% in April 2018.
The number of homes showing a drop in price was 23.3%, an increase of 6.8% year on-year. And overall, more homes were sold in Rockville Centre year on year—31 homes sold in January, an increase of 14.8% over the 27 in same time period last year.
As in many hyperlocal Long Island real estate markets, inventory is still moving quickly in Rockville Centre, although houses stayed on the market somewhat longer than they did a year prior. Homes remained on the market for a median average of 39 days, up from the 24-day average we saw a year earlier, which was they fewest days on market in the last five years with the exception of July 2021.
